It depends on the size of the room, whether the walls need a skim or a full re-plaster back to the brick, whether ceilings are included and how easy the access is. A skim is a thin finishing coat, usually 2 to 3mm, applied over plaster or plasterboard that is still sound. Re-plastering means taking the old plaster off back to the brick or block, then building the wall up again with a backing coat and a finish. If your existing plaster is blown, hollow or crumbling, a skim over it won’t last, so we always check before recommending one or the other.

It depends on the size of the room and the work involved. A skim on a typical room can often be done in a day, while a full re-plaster takes longer because the backing coat has to set before the finish goes on. You’ll know how long your job will take when you get your quote.

As a rough guide, a skim coat takes a few days to a week to dry, and thicker backing coats take longer. It depends on the weather, the heating and the ventilation. New plaster turns from dark pink or brown to an even pale pink once it’s dry. Let it dry naturally rather than blasting it with heaters, keep the room ventilated, and use a mist coat of watered-down emulsion as the first coat of paint so it soaks in and grips.

Yes. Covering a textured ceiling is usually better than removing it: the surface is sealed with a bonding coat and then skimmed smooth, which leaves the old coating safely sealed in. Artex applied before 2000 can contain asbestos, so it should never be sanded or scraped. If you want it removed completely, it needs testing first.

Yes. Plenty of older Gateshead houses still have lath and plaster ceilings. Sound sections can be patched, and a ceiling that’s cracked or sagging can be overboarded with new plasterboard or taken down and reboarded, then skimmed. We’ll look at yours and tell you which makes sense.
